We are moving out of state and I am offering my successful and well-established in-home daycare for sale. This is a great opportunity for a stay-at-home mom or anyone else who would like to work from home. This business has allowed me to stay home with my children for the past 2 ½ years while earning a great income. Set your own hours (full time, 3 days a week, only mornings etc). This daycare sets itself apart from other daycares by offering a Waldorf inspired/natural approach to childcare as well as offering organic, home-cooked whole foods. This has allowed me to have slightly higher fees (and thus more income) as well as to attract like-minded clients.
Potential income at current prices is $1,050 a week. (6 full time children at $175 per week) Currently licensed for 6 full time children, 6 weeks to 5 years, plus another 2 school aged children during non school hours (before and after school and vacations). If you have a larger house and yard and you hire an assistant you may get a license for up to 12 children.
What is included:
Training – In home training (in the existing daycare) for 2 weeks(if not interested in this, the sales price may be reduced by $500). See what it is like on a day to day basis, get a hang of the routines and learn about being in the early childhood environment ( bring your own child if you want)
Several profesional curricula, to use as is or to help you create your own
All forms, files, and computer files (including budget, income, child files etc) and training on how to keep appropriate files for a daycare
Books on early childhood education, Waldorf approach in early childhood education, books with songs and finger games, verses and rhymes
Children's books
Some Waldorf/natural toys and full patterns and training for making your own using very simple hand sewing and knitting skills
Some furniture including sleeping mats and changing table, shelves with baskets for the children's belongings, bookshelves. All wood painted in appropriate colors (light peach)
Full menus with all recipes, designed by a Nutritionist. Also training on the importance of nutrition in early childhood and help getting signed up with a food program if so desired. If you sign up with a food program you will get reimbursed for the meals you serve the children.
Complete training on the licensing requirements in Colorado state as well as help filling out forms and getting your own house ready for inspection
Possibility of taking over existing clients (currently 6 part-time) and waiting list (two full time children on the waiting list currently, to start in the fall. Obviously there is no guarantee that clients will continue once the daycare has sold but several have expressed interest in continuing if the philosophy remains the same)
Transfer of the established name of the daycare
A complete professional website hosted on a free server (no monthly expenses) and training on how to maintain it(simple and no special programs needed)
All parent forms, including a complete parent handbook, sign up forms, admission records, health and immunisation forms etc. which all comply with licensing regulations
Great contact with the local Waldorf school. They may continue to refer to the new owner if that owner continues to use Waldorf principles in their daycare.

Colorado State requires licensing for all in home childcare providers. Part of the sale includes help with getting your own home licensed. I am happy to help set up your home. You do not need a special room set aside for the daycare.
You do not need any special training or schooling to be a licensed daycare provider besides several half day courses for things like CPR. Some of these can be taken long distance (in writing) and others are all offered in the Denver area. Total costs should not be more than approximately $200.
There are certain rules and regulations regarding licensing, for example you must be able to provide 35 square foot of indoor space per child in your care.
